Access Statement
The Fircliff is an Edwardian house built in 1908 and offers six en-suite guest rooms. Whilst we aim to cater for the needs of all guests there are some period features that might make access difficult for people of limited mobility. The following statement is a summary of our position. If you have any specific questions please feel free to contact us by telephone, email or in writing to our address, details of which you will find later in the statement.
Pre–Arrival
- We are located approximately 500 metres from the beach that you can walk to along Studland Road and down a short steep hill
- Bournemouth town centre is located about one and a half miles to the East
- Westbourne village with a good range of shops, restaurants and local library is approximately three quarters of a mile away. There is a reasonably flat 10-minute walk, or a three-minute car journey and ample parking
- We are facing the wooded Alum Chine that can be accessed by approximately 50 stone steps down to the footpath that again leads to the beach. A pedestrian suspension bridge spans the Chine at the same point
- The nearest bus stop into Bournemouth is 200 metres away up a steep hill. Another bus stop can be found at the beach. This is a daily hourly service
- A land train runs every 45 minutes along the promenade to Bournemouth Pier
- The nearest travel interchange station is located about 10 minutes away by car. Taxis are always available
- We do take small, well behaved dogs by prior arrangement

Arrival and Car Parking
- Please advise us of your anticipated time of arrival so that we can be sure to be here to welcome you
- We have 4 car parking spaces on the tarmac forecourt that slopes gently up to the house
- We are here to assist with luggage if required
Main Entrance
- There are five steps of 18 cms high, 20 cms deep and 122 cms wide up to the front porch door 91 cms wide, with a handrail on one side
- Once in the porch, a further step 15 cm high by 25 cms deep and 91 cms wide takes you into the hallway
- On arrival please ring the doorbell located on the right hand side of the porch door
- Tourist information is displayed in the porch
Guest Accommodation - Public areas
- In the hallway a guest and visitor book is located on the desk that we ask you to sign on arrival
- There is seating in the hallway
- The guest's lounge door can be found to the right opposite the desk
- The level hall is short piled carpeted and leads to a small bar and into the dining room
- There are no bedrooms on the ground floor
- The staircase to the first floor leads from the hallway. There are 19 steps each measuring 17 cms high by 25 cms deep and 91 cms wide including two-quarter landings and a banister rail to one side. They are carpeted in the same carpet as the hall
- There is no stair lift or elevator to the upper floors
- The stairway leading to the second floor has 17 steps each measuring 18 cms high by 23 cms deep and 81 cms wide including one quarter landing and a banister rail on one side
- The ceiling to the second floor slopes down to the left
- There are four guest bedrooms on the first floor and two on the second floor
- There is central heating through out but temperatures can be adjusted in all rooms to suit individual needs
- Situated on the first floor at the front of the house is a guest's kitchen, containing a steam iron and ironing board (fixed to the wall and with a safety cut out switch), a sink, fridge, kettle, and microwave oven. Cutlery, crockery and glasses are provided. Fresh milk for guests to use is stored in the fridge
- All bedrooms are En-Suite but there is no public toilet at present
Lounge and dining room
- Guests are welcome to use the lounge at any time
- The carpeted lounge has three two-seater sofas, one upholstered chair and a straight back chair. There is a TV and DVD player and a selection of reading material
- All meals are served in the dining room that is again carpeted throughout
- There are seven 2-seater tables that can be used individually or grouped on request to suit different needs. They are all single pedestal tables 29 inches high and 27 inches square
- Guests at breakfast serve themselves with cereal, fruit juices, croissants and fresh fruit
- A wide choice of freshly cooked English breakfast with tea, coffee, and toast are all served at the tables between 8 am and 9 am
- Evening meals are available by arrangement
- A coal effect gas fire, in a large marble fireplace, is lit in the dining room during cold weather
- The dining room overlooks our pretty rear courtyard garden that can be accessed through a door
- We are licensed for the sale of alcohol
- We play local radio in the mornings for the up to date travel and weather
Bedrooms (general)
- All six bedrooms have been recently refurbished and are all En–Suite. Every room has a shower and two rooms also have baths
- Each room has central heating
- Tea and coffee facilities, hot chocolate and biscuits are provided
- Fresh milk is available at all times from the fridge in the first floor kitchen
- Also provided in each room, a hair drier, shampoo gel, cotton buds, towelling bathrobe, slippers and a selection of reading material
- Toothpaste, toothbrushes and shaving kits are available on request
- Hot water bottles and spare blankets are provided
- All beds have synthetic duvets, sheets and pillows
- All have clock radios
- There is a wardrobe, chest of drawers, bedside table lamps, dressing table and chairs in all rooms
- Bath mats are available
- There is an information folder in each bedroom containing further details about emergency contacts and procedures, local restaurants and places of interest
Bedroom 1 - first floor
- This bedroom is on the left at the top of the first flight of stairs. Door width is 76 cms
- Recently refurbished with modern décor
- There is a double bed and single bed with access from both sides. Beds are 54 cms high
- There is 56 cms space between the dressing table and wardrobe that are both in a separate alcove off the main bedroom
- There are 60 cms between the ends of the beds and the wall
- Door width into the En-Suite is 61 cms and this room contains a wash hand basin (71 cms tall), toilet and shower
- The wooden step into the shower measures 18 cms high by 28 cms deep and 79 cms wide
- The bedroom has fitted short pile carpet
- Tea and coffee making facilities
- TV with remote control
- Two chairs
- A doorway 64 cms wide leads onto a decked balcony overlooking the rear garden and catching the afternoon and evening sunshine. This door has a drop step of 7 cms over a 24 cm threshold
- Balcony is 1.37 metres deep, 3.9 metres wide and has balcony rail 1.7 metres high
- The balcony contains two chairs and a table
Bedroom 3 - first floor
- Main door width 76 cms. En-Suite door width 61 cms
- Double bed, height is 60 cms. Accessible from both sides
- Freestanding wardrobe
- Two chairs and a stool
- TV with remote. Clock radio
- Tea and coffee facilities
- En-Suite is fully tiled and contains a washbasin 84 cms high on a hand made oak washstand, toilet and a shower with a 25 cm high step into. It has a purpose built solid tiled seat
Bedroom 4 - first floor
- Main door width 76 cms. En-Suite door width 61 cms
- Double bed 60 cms high, accessible from both sides
- A two seater upholstered sofa
- Two chairs and a stool to a dressing table
- Freestanding wardrobe and a chest of drawers
- Tea and coffee making facilities
- TV with remote. Clock radio
- Fitted short pile carpet
- En-Suite contains a bath with 2 handles (54 cms high) with shower over and shower curtain, toilet, a washbasin (82 cms tall)
- Bath mat is stored in wardrobe drawer
Bedroom 6 - second floor
- Main door width 76 cms. En-suite door width 66 cms
- Double bed height is 60 cms accessible from both sides
- Single bed height 60 cms, accessible from one side only
- Space at the end of the double bed measures 2.6 m by 1.9 m

- Modern. Newly built En-Suite with tiled floor. Contains pedestal basin (82 cms high) toilet, shower cubicle with small step over

Bedroom 7 - second floor
- Main door width 76 cms. En-Suite door width 57 cms wide
- Double bed 60 cms high, accessible from both sides
- Single bed height 60 cms, accessible from one side only
- Four chairs
- Sitting area overlooking the wooded Chine
- Built-in walk-in wardrobe, door width 60 cms
- TV with Freeview, DVD player and remote
- Tea and coffee making facilities. Clock radio
- Fitted short pile carpet
- En-Suite containing a bath (54 cms high) with shower over and shower curtain. A pedestal washbasin (82 cms high)
- Toilet
Grounds and Garden
- We have a bench to the right of the front entrance steps
- There is a small rear courtyard garden with a table and four chairs which gets the afternoon and evening sun. This is available for guests to use. Access is by a door from the dining room
- The wooded Alum Chine is only 30 metres away where a footpath leads directly to the beach
Additional information
- There are fire extinguishers on each floor
- There is a full emergency fire alarm system installed with smoke detectors in all rooms. The fire alarm rings continuously when activated and evacuation is needed. If you will require assistance with evacuation, please notify us on arrival
- We are completely non-smoking in the building and grounds
- Mobile phone reception is variable from within the building

- For medical attention: the nearest doctor's surgery is The Westbourne Medical Centre. It is about 5 minutes away by car

Future Plans
We have spent the last five years completely renovating the guest house and therefore ongoing maintenance is required.
